Asking for an introduction

The value of real estate referrals when it comes to growing your business is immeasurable. Now that we have established our relationships as described in Stage #1, let discuss getting the referral. It’s the easiest and most reliable way to fill your database. But alas, many still don’t ask for real estate referrals because they are uncomfortable doing so. If I’m describing you, what do you feel you have to lose by asking for a referral? The answer is, nothing. Because by not asking, you risk losing opportunities, clients, and sales. 

Asking for real estate referrals

Start by asking for introductions. Ask your current clients or people in your network to introduce you to others in their network. Explain to them that you need their help and how they can help you. Ask them who they know that has their same high expectations of service. Therefore they will understand that you value their opinion.

Make Time for referrals

Next, set aside time to ask for the introductions. If you don’t you won’t get to it. Take 20 minutes per day to ask clients, family, friends or anyone else you know to introduce you to someone who needs your services. It’s also important to know when to ask for an introduction during normal conversation. For instance, if your client is thanking you for your help, you have offered them value, therefore you can have a value transition. Use this opportunity to ask them if they know anyone that can use your services.

Give Thanks for referrals

Finally, say thank you for the referrals. Make sure the referrer knows you appreciate the referral. Most importantly this should be simple, like a note and coffee card to their favorite stop, or taking them to a lunch or dinner. Keep it relevant to the number and size of the referrals provided. As a result, they will know that you recognize their contribution.

This Thanksgiving Season

Good Morning,

As I sit here today, I can’t help to think about how lucky I am. I am so grateful to have such great people all around me. I want to take this time to thank you all for all your support and effort in making Urban Settlements a successful brand and a company you can feel proud to work with! All of you have made a huge impact in my life. All in little different ways! I’m am so grateful to have you there to help me along my journey. As I think back, I can’t believe how far we have come. We have made so many little steps in a positive direction that is sometimes hard to see our progress. I am so proud to call you all my partners and friends. I could not do it without you. You all embody what Urban Settlements is all about, Giving! Thank you for being the giver the world needs. You are all make a huge difference in the community and people that we serve.

Just a quick reflection: It is crucial that we are grateful each and every day. As a driven person, this is a difficult challenge for me. I have a hard time stopping to reflect on all that is good in my life and instead I think about what needs to be done or had not been done yet. The days that I make being grateful a priority are the days that life comes much easier for me. The little issue throughout the day are just that, little issues. They do not control or determine my attitude or outlook. I recommend that we all take 10 minutes a day to reflect on all that is good in our life, and take the time to be grateful for all the good things. I would recommend you do this once in the morning and once in the evening. This will help you start and finish your day on a positive note. After you have done this for 90 days, reflect on how this small step changed your outlook on life and then continue doing it for the rest of your life.

In Life it is too easy to get caught up in what other are doing and have. This will help stay centered and focus on you and what is important to you and your life, not what the Jones are doing. By the way: You are the Jones!

Happy Thanksgiving! Give everyone a big hug and cherish the time you have with your family and friends. That is what life is all about.

Systematically follow up with your sellers to creates advocates and more listings. Have you sold anything recently? When was the last time you sold your own home? Imagine if you sold your home with a fellow Realtor. Your home sold quickly and for top dollar. Your fellow Realtor called you when there was important information to share. Such as: an offer came in, your home cleared the inspection, and scheduled the signing of the closing documents. This all sound great. I think we would all be happy with the level of service provided. How systematically did they follow up? Do you believe that systematically following up with your clients will help your business? Let’s now imagine that same home took 45 days to sell, and the Realtor provided the same level of communication. How happy would you be then? I would guess you would be in the zone of indifference. Not happy and not to upset. I don’t think you would be referring your fellow Realtor at this point.

So how does a systematically follow up with my sellers help my business and customer service levels? How is McDonald’s so successful. It may be for there tasty food, but I think it is due to there systematic approach to serving hamburgers. The more systematic you are the better service you can provide. I highly recommend you come up with a systematic approach to updating your clients on their progress. Remember this is their home, and they are looking to you for guidance and support. Plus they want to know you care. Systematically call them weekly with an update. It does not matter if you don’t feel there has been any progress or have nothing to update them with. I recommend you still call them. Let them know there has not been much progress. Systematically let them know your 1# goal is to get their home sold for top dollar and in the shortest amount of time possible. During the call review the market and any new listing that have been listed. Plus let them know what homes have gone under contract. This will help them understand the market and make faster decisions when needed. The more systematic you can be the better service you provide. Your client will know to expect your call on a certain day. This will help lower the stress level for all parties. Remember to share all news, good and bad. You are on your clients team so be a team player and get the home sold.
